Construction lawyers say real estate deals are up 110%

A total of $723 million in contracts for future commercial and residential construction were awarded in South Florida in June — up 101 percent year-over-year from $360 million, according to Dodge Research Analytics cited by the Daily Business Review.

For those in construction law, the swath of cranes swinging above South Florida mean dollar signs. “It’s what I call good-economy construction litigation, meaning that things are being built and they are selling,” said attorney Alan Kluger, a partner at Kluger Kaplan. “We are in a boom. There is no doubt about it.” -

El sur de la Florida: el crecimiento económico mas alto desde 2005.

El South Florida Business journal anunció hoy que la economía del estado de la Florida esta proyectada para ser de las mas altas en los últimos años. "Se estima que la economía del esta de la Florida crezca en un 1.7% en los próximos 6 meses." Esta proyección estimada será la mas alta y mas fuerte desde Agosto de 2005.

El diario el Miami Herald indicó que la reserva federal reportó que la economía de la mayoría de los estados mejorara, incluyendo la del estado de la Florida, para los próximos 6 meses.

Para aquellos interesados en invertir en bienes raíces, es importante estar conscientes de las oportunidades fiscales que el IRS nos provee.

Gracias a la Sección 1031 del IRS, un intercambio 1031 estructurado adecuadamente permite a un inversionista vender una propiedad, reinvertir las ganancias en una nueva propiedad y aplazar todos los impuestos de ganancias de capital. IRC Sección 1031 (a) (1) establece que:

“Ninguna ganancia o pérdida se reconocerá en el intercambio de bienes destinados a uso productivo en un comercio o negocio o para la inversión, si dicha propiedad se intercambia únicamente por la propiedad de igual especie que se llevará a cabo ya sea para uso productivo en un comercio o negocio o para la inversión.”
